Snow tops Charlotte NC homes in wintertime. Charlotte NC and Lake Norman received another beautiful snowfall last night. It was one of the most beautiful snowfalls we've had in awhile. That's one of the great things about living in here in Charlotte and Lake Norman, we have four seasons. Winters in Charlotte NC are not harsh, average temperatures are in the mid 30's most of the time and occasionally the temperature will dip below 32 degrees. This year we received a couple fun snowfalls, just enough white puffy snow to motivate families to dust off their sleds, lace up their boots and go out and find a perfect hill for the kids to enjoy. In fact, this year we joined a hundred or so neighbors for a day of sledding down the step golf course hills within the Cornelius peninsula country club. Needless to say, everyone had a blast! It never fails, even while sledding, most of us adults gather around and end up talking about how great of place Charlotte NC and Lake Norman is to live. Well it's Superbowl night and we're all gathered around the wide screen and a warm fire here in Charlotte North Carolina. I thought I would take a quick break during halftime and slip behind my laptop and write a few words in my Charlotte NC and Lake Norman NC blog. What comes to mind is the thrill and excitement of a Superbowl game, it reminds me how important professional sports are to a growing city and the fact that Charlotte NC is aware of the value sports brings to a our city. Charlotte NC and Lake Norman as you all may know by now is considered the best city to purchase real estate according to the recent Forbes report, and we don't argue with the facts. Those that live in Charlotte NC are so proud to be here and regardless who you talk to, those that live in Charlotte and Lake Norman have no intention of ever leaving. Personally speaking, our home is on Lake Norman and it's hard for me to imagine not waking up to a breath taking sunrise and capturing the stunning beauty of the sunsetting on Lake Norman. It's truly like being on vacation every day of the week. And to good thing about living on the Lake is that we are only a few minutes from the inner city of Charlotte NC.

When newcomers first set foot in Charlotte NC or Lake Norman they too are taken by surprise. We have so many wonderful families and folks moving to our area and after 8 years of real estate showings and closing around our beautiful communities it continues to amaze me what we really have here. Many Americans are happy to have put 2009 in the rear view mirror and remain cautiously optimistic for 2010 and what it will bring us.

While real estate in Charlotte NC region fared much better than most of the country, 2010 shows signs of improvement in the Charlotte NC real estate and Lake Norman real estate market. The extension of the $8,000 first time buyer tax credit and the addition of the $6,500 tax credit to current home owners is the opportunity of a lifetime for anyone looking to buy Charlotte Homes and Lake Norman Homes. In addition, interest rates have somewhat come off their historic lows, but remain near 5%. These low rates and tax credits and the many choices of Charlotte homes and Lake Norman homes on the market have created the best opportunity ever to buy properties in Charlotte NC and Lake Norman NC.

There is a lot of talk about Charlotte foreclosures, Lake Norman foreclosures and how they are impacting values. North and South Carolina are fortunate and represent a small percentage of the national volume. Nevada, Florida, California and Arizona represent more than 50% of all the foreclosures, so as you hear the news about this tragedy, remember that the Charlotte Carolina market is far better off than many other states.

"Short sale", a term used when a lender agrees to take less than the amount owed on a property at the time of sale, is having an impact on values. Many lenders prefer to implement the short sale strategy instead of the foreclosure process, but since the agreed upon sale price can be lower than market value; the neighboring values can be affected.

America's Undervalued Real Estate Markets

When a market goes through uncertain times, investor caution reigns. And whether you're talking about the housing market or the financial services sector, there's been so much bad news lately that it makes sense for buyers and investors to remain wary.
But the good news is that market slumps often result in good buys, and solid investments get tagged with bargain prices due to the volatile market. One place to look for these deals is the housing sector, where worries about a continuing dip in home prices are keeping many buyers on the sidelines, and keeping a lid on prices. Looking across the country for undervalued markets, we came up with five picks for city markets or submarkets that are cheap based on what their particular market fundamentals suggest.
You're most likely to find undervalued real estate in cities where the real estate boom was driven by sustainable factors like job growth and economic expansion--like Charlotte, N.C. The city has quietly become one of America's leading financial centers: Its banking sector, anchored by Bank of America and investment subsidiary Banc of America, has continued to expand even as Wall Street takes its lumps. Airlines are rapidly adding traffic between Charlotte and New York--between Delta, US Airways, Continental and JetBlue, there are 26 daily non-stop flights in each direction.

So there's big money in Charlotte. But based on price-per-square-foot numbers from Radar Logic, a New York-based real estate research firm, the city boasts the third-cheapest real estate in the country, behind Detroit and Atlanta, Ga. Detroit's woes are well worn, and Atlanta has an inventory glut and a fast rate of home construction. But Charlotte is without an inventory problem and has a dipping rate of home starts, according to NAHB.
In contrast, throughout most of Florida, and especially in Miami and Tampa, the real estate market grew more rapidly than local economic growth would have suggested possible, and undervalued property is hard to come by. The same goes for San Diego. (Early on in the year--before the credit meltdown of the last few months--we picked San Diego as the nation's most overpriced market and Miami as the riskiest one, based on real estate market over-expansion and strained conditions in local credit markets).But job growth doesn't always insure a solid market. Phoenix has had one of the fastest-growing job rates in the country over the last five years. In 2001, at the beginning of the boom, there were 43,600 housing starts, according to the National Association of Home Builders (NAHB). By 2005, there were 65,000. With so many jobs created by that housing boom--and many people are employed in the building of a house--consider what will happen to the Phoenix job market if NAHB predictions come true later this year, and new-home construction slows to 36,400 new starts.
Local credit markets also help create undervalued property. So far, the credit market seizure has mostly affected cities that are more reliant on government-sponsored enterprises--places with a high share of housing stock above Fannie Mae and Freddie Mac's $417,000 limit.
Take Seattle, where the median home price is $395,000, exposing a significant portion of the market to a non-GSE securitization shutdown. There isn't a national lending market, and local banks and lenders were pumping capital into Seattle, yet the securitization problems have affected the city.
Still, the latest Standard and Poor's Case-Shiller housing index numbers suggest Seattle prices are still strong. The numbers don't really tell the full story, though, since they're a running average, not a daily spot-price index.
They also fail to consider the condo market. Talk to builders or investment analysts about Seattle's condo or multifamily construction market, and they'll say there's no glut. In 2002 and 2003, the condo and A-class rental market experienced a huge inventory over-expansion from too much multifamily construction--which either became rental apartments or condos--and was in no position to grow during the tail of the housing boom.
Commercial real estate investment analysts like Los Angeles-based Marcus & Millichap are bullish about the Seattle A-class apartment-rental market for the same reason the condo market has done well: jobs are up, the tech sector is growing, migration patterns are favorable and there is less supply and less construction in multifamily homes in Seattle than the market can support. Commercial yields on Class-A residential properties were up 6.7% last year as a result, and based on Radar Logic figures, Seattle market condo prices are growing faster than New York's on a dollar-per-square-foot basis.

As we wrap up 2007 and usher in 2008, I thought it would be valuable to share some thoughts about the Charlotte North Carolina real estate market. The national media has continued to report on the overall market … what’s happening in the Charlotte NC region? This might surprise you!

The Charlotte NC market has been reported by Forbes to be the 4th best real estate market in America. As one of only five major areas in the country reporting appreciating values, we are very blessed to live in the Charlotte NC region. Does that mean our market is growing like never before? That depends!

First, the Charlotte North Carolina real estate market is strong. While activity saw some softening in the 3rd and 4th quarter, sales remain at 2004 levels … the 3rd best year ever for Charlotte region real estate. I hardly call that a housing slump! Second, the diverse market is experiencing diverse results. Some established communities are stronger than ever. Some brand new communities are experiencing excessive inventory. If there is one weakness in our market, it is over supply in some areas and some price points.

As the national market continues to improve, we will see increased activity in our local market. For resale, this will likely result in a renewed appreciating market. The builders have responded in their traditional way … cut back on new home construction. The result will be a lack of inventory as the buyers sell homes from outside our region to move.
As we continue to create jobs, attract relocating corporations, and maintain a sense of affordability, the local housing market will continue to prosper. Meanwhile, buyers have a very limited window of opportunity while inventory levels remain high and interest rates remain low. Please take advantage! The Lake Norman real estate region, remains one the strongest market in the nation per Mark Bardo, the Lake Norman office manager of the Allen Tate company:

"The Lake Norman residential real estate market is very healthy in most price points, despite overall market conditions that indicate softness when compared to the past three years. Lake Norman real estate is one of the most diverse markets in the Charlotte North Carolina real estate region with sold prices ranging from $29,900 to $4,200,000 in 2007 YTD.

The median sold price in the Lake Norman real estate area is $390,000. This compares with a median sold price of $360,000 in southeast Charlotte North Carolina real estate, often considered the complimentary market to Lake Norman real estate.

The market in the Lake Norman region is comprised of the area surrounding the lake in the counties of Mecklenburg, Iredell, Catawba and Lincoln. The primary boundaries are highway 73 to the south, I77 to the east, the Troutman region to the north and Hwy 16 to the west.

The Lake Norman real estate market peaked in 2005 with 1,896 sales reported to the Carolina MLS system. Those numbers do not include transactions where sellers were unrepresented. Activity in 2006 was strong but below 2005 at 1,724 closed units. 2007 is projected to see approximately 1,600 closed units somewhat in line with 2004 numbers which could tie the activity to the 3rd best year for Charlotte North Carolina real estate residential single family real estate".
